What are the typical fees I should plan on?
- Application Fee: $0
- Background Check Fee: $32 per person - renter and co-signer must do a background check
- Security Deposit: Stated on contract. Typically equal to one month's rent. Due at contract signing.
- Pet Deposit Fee: $200 per pet, non-refundable
- Monthly Pet Fee: $25 per month per pet (must be approved and listed on the contract)
- Transaction Fees: Every payment has a transaction fee. ACH payments from a bank account are minimal. Credit card fees are a percentage of the total payment. These are not our fees but are direct charges from the payment processing company to you. You can choose either method you want.
- Late Payment Fee: $35 late fee plus $5 per day until paid
Are utilities included?
No. Renter pays utilities, cable, and internet. We take care of lawn maintenance, quarterly pest control, and normal maintenance including changing the HVAC filters.
Is there a separate contract for each person?
No. We do a single contract for the entire unit. All renters and their co-signers will sign the same contract that has a single rent amount.
With a single rent amount, do we have to make a single rent payment or can each renter make their own payment?
Each renter can make their own rent payment through the mobile app. You can split your payments evenly or however you want. We just need to have the full amount paid by the due date. We recommend each renter setting up autopay to avoid late payment fees.
Do you match or place other people in the property with us?
No. We do not match or place other people in the property with you. We are renting to you and the friends you choose to live with. We allow one person per listed bedroom. Each person is required to fill out an application and each person will sign the single contract.
How do I get all my security deposit back?
As stated in the contract, there are $425 in fees that are not refunded from the security deposit. The remainder of the security deposit will be refunded if there are no repairs that have to be made to the property when you leave.
APPLICATION & CONTRACTING PROCESS:
1) SUBMIT YOUR APPLICATIONS - We MUST RECEIVE an application for EVERY INDIVIDUAL in your group that is wanting to rent the property. Once all of the individual applications for a single group have been received, we start the background check process. If multiple groups have submitted applications, we will start a waiting list for each group that has completed all of their applications.
2) BACKGROUND CHECKS - If your group is at the top of the list, you and your cosigners will receive an email to authorize and pay for the background check. Both you and your cosigner must approve and pay for the background check. If this process is not completed in a timely manner, we will cancel the process, move to the next group in the waiting list, and you will be moved to the end of the waiting list.
3) BACKGROUND CHECK APPROVALS - When we receive the background checks for all renters and cosigners in your group, we will review them and go through our internal approval process.
4) CONTRACT SUBMITTED FOR SIGNATURE - Once everyone in your group has been approved, we will submit the contract to you and your cosigners for signature. You will not all get an email at one time. The system will email the first person for signature. After the first person signs, it will send an email to the next person for signature and so forth until everyone has signed. After all renters and cosigners have signed it will send the contract back to our staff for us to sign. You will receive an email with a copy of the signed document when our staff signs the contract. If this process is not completed in a timely manner, we will cancel the process, move to the next group in the waiting list, and you will be moved to the end of the waiting list.
5) SECURITY DEPOSIT/PET DEPOSIT - After the contract has been signed by all parties, you will receive an email to pay your security deposit and any pet deposit. You will want to create an online account and pay your security deposit/pet deposit. Payments made with a credit card have a higher transaction fee than ACH transactions from a bank account. You can select which method of payment you want. This also applies to your monthly rent payments. If this process is not completed in a timely manner, we will cancel the process, move to the next group in the waiting list, and you will be moved to the end of the waiting list.
